Located in Dhaka’s eastern reaches, Bashundhara R/A is a favourite for those seeking a structured, suburban escape from the city’s chaos. The presence of top-tier universities like NSU and IUB lends the area a youthful, academic energy.


Blocks “A” to “D” are the "premium heart" of the area. Here, 1,000–1,200 sq. ft. two-bedroom flats range from  taka 28,000 to 38,000, while spacious 1,400–2,200 sq. ft. family homes cost between taka 35,000 and 85,000. Sublets for students start at taka 11,000 which can be easily shared between 3 to 5 people.

It has a good society, a familial environment and security. Also close to my work place. All these factors made this area convenient for me to live in with my family.”


Blocks “E” through “I” offer a mid-range "student-hub" vibe. Family-friendly apartments (1,300–1,600 sq. ft.) here range from taka 25,000 to 30,000 and above. For those on a stricter budget, the newer Blocks “J” to “N” offer modern settings at lower costs, with bachelor accommodation as low as taka 6,000–7,000. For the elite, furnished apartments fetch up to taka 50,000, while luxurious duplexes can reach taka 150,000 and more.

Dhanmondi: The Soulful Blend of Heritage and Modernity
Dhanmondi is more than a postcode; it is a cultural landmark. Known for its leafy streets and the iconic lake, it offers an "old-money" charm combined with elite healthcare and education. Residents often stay for generations, drawn by the deep sense of community and the convenience of having everything within walking distance.


Anika Bushra, who is a resident here and works at a non-profit organisation in the city has her family shift here in the year 2000. She feels a familial connection with this area. She shares, “Dhanmondi feels something of my own; it feels safer and has great amenities. But mostly we as a family, have spent the longest time in this place so we have a routine, a comfort. My father has a community of people in the mosque he regularly visits, my mother knows the area well and has her own community. Most of our friends are from around this area as well.”

 

Rents for 1,200–3,500+ sq. ft. homes range from taka 34,000 to over 100,000. The lake-facing properties near Roads 32, 9/A, and 7 remain the pinnacle of prestige; a 1,500–2,500+ sq. ft. apartment here costs between taka 70,000 and 100,000+.


Dhanmondi 27 serves as the commercial pulse, where older, grander flats and modern compact units sit side-by-side. While 1,200–1,500 sq. ft. modern units range from taka 30,000 to taka 50,000, larger 2,000+ sq. ft. units exceed 60,000 taka. For those seeking affordability, West Dhanmondi, Kalabagan, Zigatola,Shankar and Satmasjid Road offer  offers comparatively budget friendly accommodations for both family and bachelors. Here 1,300 sq. ft. flats from 28,000 taka , with shared bachelor spaces available for 9,000-10,000 taka.

Uttara: A Self-Sustained Hub Recharged by the Metro
Once considered a distant suburb, Uttara has been transformed by the "Metro effect." It is a self-contained city-within-a-city, favoured by frequent travellers due to its proximity to the airport and by commuters enjoying the speed of the Metrorail.


Sectors 1, 3, 4, 5, and 7 are the established, serene neighbourhoods. Monthly rents for 1,500–2,200 sq. ft. flats vary from ৳45,000 to ৳85,000+, while smaller 1,000–1,200 sq. ft. units range from ৳25,000 to ৳35,000.


The Metrorail has pushed rents in Sectors 10–15 up by 10–15%, yet they remain excellent value. Compact family houses (900–1,000 sq. ft.) go for ৳13,000–৳15,000, while bachelor-friendly sublets are available for ৳7,000.
